Pricing of Roof Re-coating
Roof painting is professionally quoted on a case-by-case basis rather than using a fixed price per square metre because every roof differs significantly in condition, complexity, access, preparation requirements, and risk. A square metre rate alone does not accurately reflect the true labour, materials, safety requirements, or time involved in completing a roof restoration to a professional standard.
One of the biggest factors affecting roof painting costs is the condition of the roof itself. Some roofs may only require a wash, minor preparation, and repainting, while others may need extensive treatment for rust, lichen, moss, corrosion, peeling coatings, or damaged areas before painting can even begin. The level of preparation required has a major impact on labour time, materials, and overall project cost.
Roof pitch and design complexity also play a significant role. A simple low-pitch roof with easy access can be completed much more efficiently than a steep, multi-level roof with valleys, skylights, solar panels, chimneys, or restricted working areas. Complex roof designs increase setup time, safety requirements, detail work, and application difficulty, all of which affect pricing.
Access and safety requirements are another major consideration. Some properties allow straightforward ladder or scaffold access, while others may require extensive scaffolding, harness systems, edge protection, elevated work platforms, or additional health and safety measures. In New Zealand, compliance with working-at-height regulations is essential and can significantly influence the overall project cost.
The roof material itself also impacts pricing. Different roofing surfaces such as decramastic, long-run iron, corrugated steel, colour steel, or membrane systems all require different preparation methods, primers, coatings, and application techniques. Some materials absorb more product, require specialised coatings, or involve more detailed preparation than others. We do NOT paint concrete tiled roofs.
Project size alone also does not determine efficiency. In some cases, a smaller roof with difficult access and heavy preparation may take longer and cost more per square metre than a larger, simpler roof with open access and minimal repairs. Factors such as masking, protection of surrounding areas, setup time, cleanup, and mobilisation costs remain relatively consistent regardless of roof size.
